This Privacy Policy explains how Quibble LLC (“Quibble,” “we,” “us,” or “our”) collects, uses, discloses, and protects personal information in connection with our revenue-management software, websites, and related services for short-term and vacation rental operators (collectively, the “Services”). It applies to quibblerm.com, the Quibble application, and any page or feature that links to it.
Quibble is based at 15036 North 60th Street, Scottsdale, AZ 85254, USA. By using the Services, you acknowledge the practices described here. If you do not agree, please do not use the Services.
1. Controller and processor roles
Quibble provides a business-to-business service. We act as a controller of the personal information we collect about our customers, prospects, and website visitors — for example, account and contact details and how you use the Services. We act as a processor (or service provider)with respect to the listing, calendar, reservation, and related data that a customer connects to Quibble through a property management system (“PMS”) or otherwise submits to be processed on the customer’s behalf (“Customer Data”). When we act as a processor, we handle Customer Data only on the documented instructions of the customer and in accordance with our agreement with that customer; the customer is responsible for the lawful basis and notices that apply to their own guests and end users.
2. Information we collect
We collect the following categories of information:
- Account and contact information. Name, business name, email address, phone number, role, billing details, and credentials you provide when you create an account, request a quote, or contact us.
- Property and reservation data (Customer Data). When you connect a PMS or channel, we receive listing details, property attributes, photos, calendars, availability, rates, booking and reservation records, and related performance data. Reservation records may include limited personal information about your guests (such as a name, stay dates, or a booking identifier). We process this data to operate the Services for you.
- Content you submit. Listing photographs (including for AI Vision analysis), messages, support requests, and survey or research responses.
- Usage and device data. Log data, IP address, browser and device type, pages viewed, features used, referring URLs, and timestamps, collected automatically when you use the Services.
- Cookies and similar technologies. See the “Cookies” section below.
- Information from third parties. Data from PMS and integration partners you authorize, publicly available market and listing data (such as competitor rates and guest reviews) used to power pricing models, and analytics or advertising providers.
We do not intentionally collect special categories of data (such as government IDs, health, or payment-card numbers) through the Services. Payments are handled by our payment processor; we do not store full card numbers.
3. How we use information
- Provide, operate, secure, and maintain the Services and your account.
- Generate pricing forecasts, optimization, comp sets, and analytics, and improve the accuracy and performance of our models. We may use de-identified or aggregated data to develop and improve our models and Services; we do not use identifiable guest data to train models in a way that would expose it.
- Provide customer support and respond to your requests.
- Send service, security, and transactional communications, and — where permitted — marketing you can opt out of.
- Detect, prevent, and address fraud, abuse, security incidents, and technical issues.
- Comply with legal obligations and enforce our agreements.
4. Legal bases (EEA/UK)
Where the GDPR or UK GDPR applies, we rely on these legal bases: performance of a contract (to provide the Services); our legitimate interests (to operate, secure, and improve the Services and to market responsibly); your consent (where required, such as certain cookies or marketing); and compliance with legal obligations. Where we process Customer Data as a processor, the customer is responsible for establishing the legal basis.
5. How we share information
We share personal information only as described here:
- Service providers / subprocessors. Vendors who host, store, analyze, or support the Services (for example, cloud hosting, payment processing, analytics, and email), bound by contractual confidentiality and data-protection obligations and permitted to use the data only to provide services to us.
- Integration partners you direct. PMS and channel partners you choose to connect, to send and receive the data needed for the integration to work.
- Legal and safety. When required by law, subpoena, or government request, or to protect the rights, property, or safety of Quibble, our customers, or others.
- Business transfers. In connection with a merger, acquisition, financing, or sale of assets, subject to this Policy.
- With your consent or at your direction.
We do not sell your personal information, and we do not “share” it for cross-context behavioral advertising as those terms are defined under the California Consumer Privacy Act (CCPA/CPRA).
6. Data retention
We retain personal information for as long as needed to provide the Services, maintain your account, comply with legal obligations, resolve disputes, and enforce agreements. Customer Data is retained for the term of the customer’s subscription and deleted or de-identified within a commercially reasonable period after termination, except where retention is required by law. De-identified and aggregated data that can no longer be linked to an individual may be retained.
7. Security
We use administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit and at rest, access controls, and monitoring. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for keeping your account credentials confidential.
8. Your rights and choices
Depending on where you live, you may have the right to access, correct, delete, or port your personal information; to object to or restrict certain processing; and to withdraw consent. California residents may request access to and deletion of personal information and may exercise these rights without discrimination. EEA/UK residents have the rights described under the GDPR, including the right to lodge a complaint with a supervisory authority.
To exercise these rights, email privacy@quibblerm.com. We will verify your request and respond within the time required by applicable law. If your request concerns Customer Data we process on behalf of a business customer, we will refer the request to that customer (the controller). You can opt out of marketing emails at any time using the unsubscribe link.
9. International data transfers
We are based in the United States and may process information in the U.S. and other countries. Where we transfer personal information from the EEA, UK, or Switzerland, we use an approved transfer mechanism such as the European Commission’s Standard Contractual Clauses, together with appropriate safeguards.
10. Cookies and tracking
We use cookies and similar technologies to operate the site, remember preferences, measure usage, and improve the Services. You can control cookies through your browser settings; disabling some cookies may affect functionality. Where required, we request consent for non-essential cookies.
Our marketing website uses Microsoft Clarity, a product-analytics service, to understand how visitors interact with our pages through usage metrics, heatmaps, and session replay. Clarity may record pages viewed, clicks, scrolling, and similar interaction data, and sets cookies for these purposes; text entered into form fields is masked by default. We use this only to improve site usability — not for advertising — and we do not sell or “share” this data. Microsoft processes the data as described in its privacy statement. You can opt out through your browser settings or the controls described above.
We also use Google Analytics and Google Ads tags (Google’s “gtag”) to measure site traffic and the performance of our advertising. These set cookies and collect usage data such as pages viewed, referring source, and approximate location, and — for ad conversions only — a hashed version of an email address you submit, to attribute a sign-up or quote request to a campaign. We do not sell this data. Google processes it as described in its privacy policy; you can opt out with the Google Analytics Opt-out Browser Add-on or your browser’s cookie controls.
11. Children’s privacy
The Services are intended for businesses and are not directed to individuals under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
12. Third-party links and services
The Services may link to or integrate with third-party sites and platforms (such as PMS providers and OTAs) that have their own privacy practices. We are not responsible for those third parties, and we encourage you to review their policies.
13. Changes to this Policy
We may update this Policy from time to time. We will post the updated version with a new “Last updated” date and, for material changes, provide additional notice where required. Your continued use of the Services after the effective date constitutes acceptance of the updated Policy.
